Abia Assembly Considers Landmark Bill to Regulate Landlord-Tenant Relations Across the State

In a significant move aimed at promoting fairness, order, and legal clarity in housing arrangements across Abia State, the House of Assembly has introduced a new bill seeking to regulate the relationship between landlords and tenants.

 

The proposed legislation, titled “H.A.B. 36: A Bill for a Law to Regulate the Relationship between Landlords and Tenants in Abia State and for Matters Connected Therewith,” was sponsored by the Honourable Member representing Ohafia North State Constituency, Rt. Hon. Madela Obasi.

 

During Tuesday’s plenary session, the bill was formally presented and read for the first time before the House. The Abia State Landlord and Tenants Bill, 2025, seeks to establish a legal framework that protects the rights and obligations of both property owners and tenants, ensuring peaceful coexistence and reducing disputes arising from tenancy agreements.

 

When passed into law, the bill is expected to address issues such as tenancy duration, rent control, eviction procedures, maintenance responsibilities, and conflict resolution mechanisms. It will also aim to strike a balance between the interests of landlords and the welfare of tenants across the state’s urban and rural areas.

 

The first reading marks the beginning of a legislative process that could see one of the most comprehensive tenancy laws enacted in Abia State’s history, an initiative many observers believe is timely, given the growing housing demands and urban expansion within major cities like Umuahia and Aba.

 

Further deliberations and stakeholder engagements on the bill are expected to follow in subsequent legislative sessions.
