FG Unveils Loan For Nigerians To Build Or Buy Houses: How Nigerians Can Access FMBN’s ₦50 Million Housing Loan at 6% Interest
Nigerians seeking to own, build, renovate or improve their homes can access mortgage financing of up to ₦50 million through the Federal Government’s National Housing Fund (NHF) scheme, administered by the Federal Mortgage Bank of Nigeria (FMBN).
The housing initiative is designed to make homeownership more affordable for eligible NHF contributors by offering mortgage loans at a concessionary interest rate of 6 per cent per annum, with repayment extending for as long as 30 years.
However, the ₦50 million ceiling does not mean every applicant will automatically qualify for the full amount. The loan approved for each applicant is determined by factors such as income, repayment capacity and the cost or value of the property being financed.
How the FMBN Mortgage Scheme Works:-
The NHF Mortgage Loan is administered by FMBN through accredited and licensed Primary Mortgage Banks (PMBs).
Rather than collecting the mortgage directly from FMBN, prospective borrowers apply through an accredited mortgage institution. The institution processes the application, evaluates the applicant’s financial capacity and handles the necessary property and legal checks.
Once approved, the property being financed serves as security for the mortgage.
Unlike many conventional mortgage arrangements, the NHF scheme offers eligible contributors a relatively low interest rate and a repayment period of up to three decades.
How Much Can You Borrow?
Under FMBN’s current NHF Mortgage Loan terms, an individual can access up to ₦50 million.
The actual amount approved, however, depends on the applicant’s income, ability to repay and the value or cost of the property.
FMBN generally limits the mortgage to 90 per cent of the cost or value of the mortgaged property, meaning applicants may be required to provide part of the funding themselves.
Prospective borrowers should also be cautious when relying on older information. Some previous FMBN documents still reference a ₦15 million maximum loan limit, but applicants are advised to rely on the latest terms published by FMBN and information supplied by accredited mortgage institutions.
What Interest Rate Will You Pay?
One of the major attractions of the NHF mortgage is its relatively low interest rate.
Eligible contributors can access the facility at an interest rate of not more than 6 per cent per annum.
FMBN currently provides the facility to accredited Primary Mortgage Banks at 4 per cent, with the mortgage institutions lending to eligible NHF contributors at 6 per cent.
Borrowers Can Repay Over 30 Years:-
The scheme also offers borrowers a lengthy repayment window of up to 30 years.
The actual repayment period approved for an applicant depends on factors including age, income and years remaining in employment or service.
FMBN also considers affordability when assessing applications. Mortgage repayments are generally expected not to exceed one-third of the applicant’s income, helping to prevent borrowers from taking on obligations beyond their repayment capacity.
Who Can Apply?
The NHF mortgage is not automatically available to every Nigerian.
Applicants are generally required to be registered NHF contributors and must have made the required contributions for at least six months.
They must also satisfy FMBN’s eligibility requirements and demonstrate the capacity to repay the mortgage.
What Can the Loan Be Used For?
The NHF Mortgage Loan is strictly intended for housing-related purposes.
An approved borrower can use the facility to:
– Purchase a residential property.
– Construct a home.
– Complete an existing housing project.
– Renovate or improve an eligible property, where permitted under the applicable FMBN facility.
– Meet other approved housing-related requirements under the NHF scheme.
Documents Applicants May Need:-
The exact documentation depends on the type of application and the mortgage institution processing it.
However, applicants may be required to provide documents relating to their identity, employment and income, NHF contribution records, the property being financed and relevant legal or ownership documentation.
Additional documents may also be requested during the assessment and valuation stages.
How to Apply for the FMBN NHF Mortgage:-
Step 1: Register and Confirm Your NHF Contributions
The first step is establishing your NHF contributor status.
Applicants are required to have made the prescribed NHF contributions for at least six months before applying.
FMBN also provides online services for NHF registration and account-related activities.
Step 2: Choose an Accredited Mortgage Institution
Applicants should approach an FMBN-accredited and licensed Primary Mortgage Bank or other authorised mortgage loan originator.
The institution will guide the applicant through the mortgage process and submit the relevant application.
Step 3: Submit the Required Documents
The applicant completes the necessary forms and submits documents relating to income, NHF contributions and the property involved.
The accuracy and completeness of these documents can affect how quickly the application is processed.
Step 4: Undergo Assessment and Property Checks
The mortgage institution assesses the applicant’s ability to repay the loan.
The proposed property is also subjected to valuation, legal verification and other necessary checks to determine whether it meets the requirements for mortgage financing.
Step 5: Approval and Disbursement
If the application satisfies the applicable requirements and receives approval, the mortgage funds are disbursed through the accredited mortgage institution for the approved housing purpose.
Where Nigerians Can Get More Information:-
Nigerians interested in taking advantage of the NHF Mortgage Loan should verify their eligibility, contribution status and current loan conditions before beginning the application.
Further information on NHF registration, eligibility requirements and the mortgage scheme is available through the Federal Mortgage Bank of Nigeria’s official website, fmbn.gov.ng.
